Waterside promises to be an extremely popular new home community on the mainland side of Surf City. Scaled back from initial plans, the project will now consist of 430 single family homes. This represents a drastic difference in building density from original plans consisting of 3200 home sites which can only benefit future residents.
The first phase of 170 lots are currently under construction and builder DR Horton has already established pricing for the community. Prices range from $265,000 to the high $300’s for larger floor plans. The Eaton floor plan is the most affordable and offers 1700 square feet, 3 beds 2 bath and a 2 car garage. Not too shabby for less than a mile to the beach.
Why is Waterside a Popular Community?
Affordability- Waterside homes come with a high level of standard features notably 9’ ceilings throughout the 1st floor, granite countertops, smart home system. DR Horton is a large national home builder and offers a warranty on all homes. Topsail Island is one of the most affordable coastal markets for real estate. Real estate taxes are lower than the national average too at $1,150 per $100,000.
Lifestyle– Surf City has been ranked as one of the best places to live in North Carolina. As a result, the area isn’t too busy or commercialized. It still has the feel of a sleepy coastal town especially during the off season. Topsail Island offers much to fishing and boating enthusiasts. Kayaks, canoes and paddle boards are a more leisurely option on which to discover the hidden joys of this barrier island. The brackish waters of Stump Sound protect the oysters from strong ocean currents allowing them to thrive. During the season, they can be found in abundance at one of many local seafood markets. Northshore Country Club is a scenic, tree lined 18 hole golf course in nearby Sneads Ferry. Several picturesque holes run adjacent to the Intracoastal Waterway. This pretty tree lined course is open to the public and it’s hard to find a more picturesque and well maintained course for the money.
Why is Surf City a Great Place to Live?
Location– Waterside is adjacent to Topsail Beach. With warm water temperatures and 26 miles of beach to explore, the island has become a popular summer vacation spot. Hampstead Kiwanis Park is a popular destination and is a short 10 minute drive south. The park offers walking trails, children’s playgrounds and sports fields. As a result, Kiwanis has thoughtfully included an area inside the playground where you can keep an eye on smaller kids. The Surf City Soundside Park public boat ramp is located just around the corner. So, the park offers a fishing pier, 6 pavilions, courtesy dock as and 30 trailer spaces.
Schools– The public schools are excellent in the Pender County school district. Both Surf City Elementary and Middle Schools are ranked highly in the state and Topsail is a very well regarded high school.
